  • For the location of a mobile/modular on a lot within a park
  • For moving any mobile to a new lot within a park
  • For additions to a mobile/modular
  • For accessory buildings over 20 square metres (215 square feet)
  • For any deck more than 0.6 metres (2 feet) above the ground

  • The applicant is responsible for obtaining a permit and calling for inspections for mobile/modular placement.
  • The mobile/modular homeowner/tenant is responsible for obtaining a permit and calling for inspections for additions, decks and accessory buildings.

  1. The minimum area for Mobile Home lots shall not be less than 260 square metres
  2. The mobile home and additions to it, exclusive of a carport, shall not cover more than 45% of the mobile home space upon which it is situated.
  3. Lots shall be clearly numbered and have a clearly discernible mobile home pad of compacted gravel or surfaced with asphalt or concrete pavement. Mobile Home pads shall have a maximum of 6% longitudinal and/or 15% cross or crown gradient. Mobile/modular homes and their additions, decks or accessory buildings shall not be located within any required front, side or rear yard.
  4. Detached buildings of 215 square feet or less do not require a building permit but must comply with the maximum site coverage and the setback requirements.

Minimum yard setbacks: Internal road right-of-way 1.8 metres, rear 1.5 metres, side 1.5 metres.

A building permit is required when construction is located within a building inspection area and the work consists of:

  • construction of a new building or an addition to an existing building;*
  • installation of a mobile home;
  • construction of a sundeck, if the deck surface is 600 millimeters (twenty-four inches) or higher above grade level, or if the deck is covered;
  • construction of a carport or garage, either attached to a residence, or detached;
  • making structural alterations to any building;
  • moving and/or demolishing any building;
  • changing the use of a building;
  • installing chimneys or wood-burning appliances;
  • installation of or alterations to a plumbing system.

* Exceptions

  • a detached ancillary building not exceeding 20 square metres (215 square feet) in floor area provided zoning permits;
  • factory pre-manufactured residential ancillary buildings not exceeding 55m2 in area and one storey in height, if erected for seasonal use only (seasonal means a period of time not exceeding 6 months);
  • low human occupancy type farm buildings less than 600m2 in area when situated on land assessed as a farm;
  • minor alterations or repairs valued at up to $15,000, only if not creating new rooms or spaces in a building, if non-structural and not related to plumbing or foundation perimeter drains;
  • re-roofing or replacing exterior cladding unless structural repairs are required, or insulation is also being replaced or upgraded;
  • decks attached to a residential occupancy if the deck surface is less than 600 mm (2 ft) or less above the adjacent ground level;
  • structures other than buildings, unless attached to a building;

repair or replacement of a plumbing fixture, valve or faucet, clearing of stoppages, or the repair of leaks.

In the Cariboo Regional District there are three local service areas which benefit from the building inspection function:

  • Central Cariboo (portions of Area D, Area E and Area F)
  • North Cariboo (a perimeter area surrounding the City of Quesnel)
  • South Cariboo (Electoral Areas G, H and L in their entirety)

**All construction within the Province of BC is required to comply with the BC Building Code even if the project is being constructed outside of a building inspection service area.

Building permits are only needed for a structure larger than 20 square meters.

The location and dimensions of the shed must comply with zoning bylaw regulations.

Yes, a building permit is required to build a deck and to rebuild an existing deck. In the following circumstances a permit is not required:

  • the deck is not part of the principal entrance into the dwelling: and
  • the deck is not more than two feet above final grade at any point; and
  • the deck is not covered with a roof; and
  • the deck is not attached to the dwelling; and
  • where an existing deck (previously approved under a building permit) requires only minor repairs.

Any single story accessory building less than 55 square metres (592 square feet), does not require a conventional footing and foundation wall design as per BCBC 9.15.

It is the responsibility of the property owner(s) to give at least two (2) working days (48 hours) notice to the Building department when a stage of construction is reached which requires inspection. The owner(s) may delegate this to their contractor, but are still ultimately responsible for ensuring inspections have been requested and approved.
